In the heart of the French Riviera, between Nice and the Principality of Monaco, FR03 enjoys a splendid panorama over the Bay of Villefranche-sur-Mer, one of the world’s most beautiful, against the backdrop of the promontory of Saint-Jean Cap-Ferrat. Particularly inspired, the Italian poet Gabriele d’Annunzio, after several stays here, named it La Schiffanoia, meaning “far from boredom”.

Entirely rehabilitated in rigorous respect of the spirit of the times by its owner, "FR03" now offers a chance to plunge into the magnificence and comfort of the legendary Riviera’s heyday. In the late 1870’s, this exceptional location charmed one of the region’s greatest families who had the original structure built; the whole project, including the magnificent iron dome, was commissioned from Gustave Eiffel, the famous French engineer.

La Schiffanoia’s designers conceived it from the start as an exceptional venue for vacation and rest, and those who recently renovated it sought to prolong this state of mind while hoisting it to the most modern standards of comfort.

With a total surface area of 2800m2, plus 700m2 of porches, terraces, balconies and inner patios, the Villa is made up of 5 levels:

Level 0 - Garden level mainly for recreational activities and cooking.

Entrance hall, central game room, gym, indoor swimming pool, steam bath, TV room, industrial kitchen and pantry equipped for 60/80 people.

Level 1 - Second floor for reception rooms

Monumental outdoor staircase, large terraces (320m2), indoor lounge, library, office, TV room, living room with fireplace, smoking room.
Level 2 - Third floor for suites and master bedrooms.

Central hall, guest closet, master suite with living room and two separate apartments each with a bedroom with fireplace, dressing room, marble bathroom with Jacuzzi, safe; plus 3 apartments each with one bedroom, dressing room and marble bathroom with Jacuzzi.

Level 3 - Fourth floor for bedrooms.

Central hall, cloakrooms and 6 apartments each with a bedroom (21 to 42m2), dressing room and marble bathroom and Jacuzzi.

Level 4 - Fifth floor reserved for the laundry room,
as well as 5 attic rooms for staff.

In all, the Villa offers 11 apartments and 14 bathrooms for 22 guests in optimum conditions of comfort and space.

A sumptuous wrought-iron gate opens the way to the estate and onto an alley leading through the park to the circular entrance. Access to the Villa’s main courtyard is through a monumental marble staircase rising to the porch with Doric columns leading to the main entrance hall. A series of arcades, highlighted with white stone columns in the middle, surrounds the Villa. It supports a terrace that is amplified by a rotunda in front of the lounges, overlooking the garden with the outdoor swimming pool and pool-house. In a dominant position over the sea, the vast 15,000m2 park is entirely planted with fine trees, including centuries-old olive and palm trees, Aleppo pines and cedars of Lebanon. In the huge high-tech kitchen where the most cutting-edge standards of hygiene are the rule, the chef and his team prepare a tantalizing variety of dishes which are served "a la francaise" in the magnificent dining room.

After lunch or dinner, you can slip into the smoking room to savor a fine old cognac. If you prefer to resist the call of the elegant, comfortable reception lounge, you can seek inspiration in the warm office-cum-library to do some work. This room's particularly cozy atmosphere is perfect for business and board meetings. Superb period furniture of the finest quality, sumptuous tapestries and precious paintings bestow on the apartments an incomparable atmosphere of luxury and refinement.

A master elevator takes you to the suites and vast rooms, all with period fireplaces which were designed to be a genuine invitation to a journey into the night. The French oak floors with their classic pattern, inspired by parquets in the finest old homes, confer on the rooms a quaint charm. The solid walnut woodwork is superb, draped with attractive silky wall hangings.With their relaxing comfort, all the suites and rooms are equipped to meet the most demanding expectations. They all have air-conditioning with automatic regulation and thermo-ventilation. The bathrooms are genuine jewels of polychrome marble, all with Jacuzzi, dressing room and private cloakroom.

The Villa provides a selected, courteous and efficient staff: caretaker, housekeeper, butler, chambermaids, French chef surrounded by his team, waiters, gardener, bodyguard, chauffeur, to suit your needs at all times.
